Violations Can Be Very Costly

Most jurisdictions have rules describing Violations and Penalties.

Same is true for Office of Coastal and Conservation Lands [OCCL] and DLNR-Land Division.

Things that generate a violation with these two jurisdictions have to do with any 'structure' built on the sandy portion (aka beach sand) of any property were that structure is either not permitted ever, was allowed under a limited time duration permit and its clock is running out, or has been ordered to be removed by recent State and County changes in Laws or changes because of newly enacted Ordinances.

How do I go about being a compliant property owner?

These jurisdictions want to see a plan set in place describing how and approximately when you will perform a removal of the offending structure(s). 

Note: the line items of information were requested by OCCL and this Proposal reflects the listed items of work.

A very critical item to show documented is an updated Shoreline Survey that is Ceritied by the State Survey Office. This survey sets the 'line' of the shoreline from which all other important dimensions come from. An absolute must have to process applications successfully.
